According to our <a href=\"https:\/\/www.constantcontact.com\/blog\/resources\/the-state-of-real-estate-marketing\/\"><em>State of Real Estate Marketing Report<\/em><\/a>, nearly half of agents (47%) manage every aspect of their marketing themselves, including email and social to paid ads and content creation. Another 44% of respondents say they handle at least part of it. That means there&rsquo;s only a tiny fraction of agents who are fully supported by a brokerage or external team.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">With so much responsibility, it&rsquo;s no surprise that only 17% of agents rate their marketing as very effective at fuelling growth. For Canadian agents specifically, the challenges are clear:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>44% of independent agents<\/strong> say that generating high-quality leads is their biggest challenge.&nbsp;<\/li>\n\n\n\n<li><strong>37% of franchise agents<\/strong> struggle more with standing out from competitors.&nbsp;<\/li>\n\n\n\n<li><strong>Nearly a third (37%) of all agents<\/strong> say implementing the right technology is a major barrier.&nbsp;<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">So how do Canadian real estate professionals move from overwhelmed to effective? The answer lies in <a href=\"https:\/\/downloads.ctfassets.net\/t21gix3kzulv\/h3aRacod8K18BSd4zhCVQ\/1cd0cb9a330e2657593f5f4d97fcdc05\/The_Ultimate_Realtor-s_Guide_to_Marketing_with_AI.pdf\">rethinking their tech, channels, and support<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-channel-mix-the-untapped-potential-of-sms\">Channel mix: the untapped potential of SMS*<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Many agents still rely on familiar marketing tactics like organic social media (67%), open houses (62%), and email marketing (59%). While these are effective, newer digital tactics are being underused. For example:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Only <strong>23% of agents surveyed use SMS marketing<\/strong>, despite open rates as high as 98%.&nbsp;<\/li>\n\n\n\n<li>Just <strong>29% use SEO<\/strong> to get discovered online.&nbsp;<\/li>\n\n\n\n<li>Fewer than one-third leverage content marketing (26%).&nbsp;<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Agents who fall into the &ldquo;Marketing Elite&rdquo; category &mdash; those who rate their marketing as very effective &mdash; are much more likely to diversify. They invest in digital-first tactics like paid social, SEO, and content marketing, which help then generate higher-quality leads.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-technology-gaps-vs-what-agents-what\">Technology gaps vs. what agents what<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Here&rsquo;s where the divide between agents and brokerages shows:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>50% of brokerages provide CRM tools, but only 40% of agents actually use them.&nbsp;<\/li>\n\n\n\n<li>Email software is provided by 47% of brokerages, yet just 31% of agents report using it.&nbsp;<\/li>\n\n\n\n<li>Advanced tools like AI-powered content generators are provided to only 23% of agents.&nbsp;<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Adoption is also low: 14% of agents surveyed say they <strong>don&rsquo;t use any of the tools<\/strong> their brokerage provides. The biggest barriers? Resistance to change, tool complexity, and limited training.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">When evaluating new technology, agents prioritize:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Affordability (60%)<\/li>\n\n\n\n<li>Ease of use (39%)<\/li>\n\n\n\n<li>Features that align with their goals (26%)<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Interestingly, only 17% of participants say they prioritize support and training, even though those who receive it report much higher adoption rates. For brokerages, this shows a clear opportunity: providing easy-to-use tools is just the start. Ongoing support and training are what make agents stick with them.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-measuring-success-focus-on-quality\">Measuring success: focus on quality<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Agents are measuring their marketing success across multiple factors. Leads generated (49%) and referrals or repeat business (46%) top the list, but qualitative metrics are also gaining importance:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>42% track listing performance.&nbsp;<\/li>\n\n\n\n<li>38% value client feedback and online reviews.&nbsp;<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Agents in the top tier of marketing effectiveness are significantly more likely to prioritize these qualitative measures. In Canadian real estate, marketing success isn&rsquo;t just about volume. It&rsquo;s about quality, relationships, and reputation.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-from-challenge-to-opportunity\">From challenge to opportunity<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The Canadian real estate industry is at a crossroads. Agents are juggling client care and marketing execution, but many lack the tech, support, and training needed to thrive.
